How We Evaluate & Prepare Your Orlando Property

Before equipment arrives, we conduct a site survey and soil evaluation to determine whether the property can accommodate the proposed system and where it should be placed.

The property evaluation considers:

Soil conditions and available absorption area
Property topography and usable space
Distance from the proposed system to the nearest well
Intended water use for the home, business, or development
Applicable state and local installation requirements

New Florida installations generally require approval through the local county health department office. Permit and inspection requirements depend on the property, system design, lot size, and environmental zone. Once the design is approved, we install the system according to the requirements for that site.

Orange County Septic Permits & Nitrogen Requirements

The Florida Department of Environmental Protection oversees statewide septic statutes and regulations, while county health department offices handle local permitting and inspection. In Orange County, a property’s location can affect which system designs are allowed.

Within the Wekiwa and Rock Springs Priority Focus Area, new systems on lots of one acre or less generally must provide at least 65% nitrogen reduction. These enhanced systems replace conventional designs where nutrient-protection rules apply. A Basin Management Action Plan (BMAP) provides a state framework for restoring water quality in an impaired water body, and its goals can shape requirements in nutrient-sensitive areas.

Orange County has also identified Priority Vulnerability Areas through groundwater vulnerability mapping. Within these areas, a variance from the standard setback from water bodies generally requires an enhanced, nitrogen-reducing system. Because requirements can vary by parcel, the site address and proposed use should be reviewed before a system is selected.

Choosing Between a Conventional System & an ATU

A conventional septic system uses anaerobic decomposition, which breaks down waste without added oxygen before the effluent enters the drain field. This design requires soil that can safely receive and absorb the treated wastewater.

An aerobic treatment unit (ATU) introduces oxygen into the treatment chamber, supporting aerobic bacteria that provide additional treatment. Poor soil conditions or a location within a designated nutrient-sensitive zone may require a nitrogen-reducing design instead of a conventional system.
